Procedure for the gift deed

Dear Sir,

My name is Ravi, my father-in-law has a property in bangalore and he is planning to gift it to his daughter fully. my queries are as below,

1. He has a son also but he is not staying with my father-in-law, does it create any problem if my father in law gift completely to his daughter?

2.As we are planning to take loan to construct home in the property and once the completion of loan tenure say for example 5-10 years or mid of the loan completion, is it possible to return the gift back to father-in-law. is it possible to make such agreement that after completion of the loan it has to to go back to the father back from my wife? if yes pls me know the procedure.

3.How much it cost and what the necessary changes we have to make to the documents and the procedure for the gift deed.

if the property is self acquired property he is at liberty to sell or gift the property or he may execute a Will, no law will stop him and if it is the ancestral property the share which will fell to him can be gifted to your wife. in my opinion it is the best idea.
