You can nominate any person as you wish. The nominee other than a legal heir to you has to handover the property to your legal heirs.

What is the restrictions to nominate a person of your choice as your nominee in the housing society in respect of your flat?
You can fill up the form to nominate the person of your choice and get it reorded in the register of the society and obtain an extract to confirm the same for your record purpose.

You must nominate anyone as per rules of the apartment / Society managing the premises.
