Property transfer from grand dad

Hi,

Need advise one of issues that I am facing with transfer of the property. Here's the scenario:

My grandad bought a property from his brother in 70's. It was a City's Improvement Trust property which was allocated to my grandad's brother after partition and he had to pay EMI's. But as he sold this property to my grandad, we eventually paid rest of the EMI's and we have the proof. At that time, my grandfather's dad submitted a letter to the improvement trust citing that he has included his  brother in this property and he has all the rights to sell or rent this property. Now as my grandfather and his brother expired a long time back, we could not sort this out to do registry.

We have been occupants of the property since last 40-45 odd years and it is commercial property used as a residential on upper floors. Now unfortunately my dad expired this year and I am staying in NCR and I am the only child. I want to sell the property and bring my mother along. Can you please advise how should I proceed.

Any help is appreciated.

Just to add, the electricity bill and water bill is on my father's name and House tax bills are on my grand dad's name.

dear querist,

nothing is possible to say in your case as we have to see the property papers first from year 70 ,feel free to call and sen xerox of papers for advice
