Property transfer ISSue

Hi, I had query regarding my purchase of land. The details are --

I bought a agriculture land of 1800sq ft in ajmer from  person "Rajesh Sharma". He had not shown full papers and done the agreement. He was having the power of atorney given by Mr Surja Mal who is the owner of land. He had given him power of Atorney as well the "will stating Rajesh Sharma will be owner of land whether i m alive or died."

Now Sujamal who is the owner of land got died in jan 2009. And Rajesh Sharma has sold to me in Mar 2009 but still he has not been able to register and do mutation of it on my name. He is making excuses. Surjamal's decendents had opened the mutation on their name by showing death certificate of their father. Who is the owner of that land now?

Questions is--

How can i have the land register on my name?

Will the decendents of Surjamal can interfere in this?

Will mutation has to be done to become wholesole owner of that land?

How Can i sell the property?

Can i legal case can be filed against Rajesh Sharma?

Can land be registered on my name in court and mutation can be opened on my name through court ?
