Protection of tenant without agreement or rent receipt

I have been residing in a rented house for nearly 15 years. There was no executed agreement with the

house owner nor did/ does he issue any rent receipt. This the practice here of house owners.

If you put pressure for receipt, he says, "I can't do that", saying that vacate my house or flat

as I am to make some repair. Such is practice is going on in our locality. None of the house owner

enter into agreement and issue monthly rent receipt. It is easy task for them to show the reason for

repairing. Tenants finding no way, does not pressurize for the same. What are the act to protect

tenants in such condition?

Working out a leave and licence agreement will favour the owner only.

Keep on depositing the rent in his account through NEFT/RTGS . Also make sure that you maintain a proper account and ledger of whatever payments you are making to him . Also ensure that you get the water/electricity connection transferred in your name
