Provisions under sect 18 of mcs act

Our builder in Pune constructed three (3) buildings of similar configuration in Phase I of the project, handed over possession 5 years ago.  Despite telling him to register it as condiminoum or Society he did not listen.  Finally we went to the Registrar with consent of 75% of the owners and got the orders that a society for the 3 buildings be registered under Section 9 of the MCS Act.  We completed the formalities and got ourselves a certificate of registration from the Registrar.  

The builder has now appealed to the Joint Registrar that we should make 3 societies (one for each building) and not 1 society of 3 buildings.  This is as per Section 18 a of MCS.  Else he says the society has to give him an indemnity absolving him of all law suits for a society that has been formed because it is bad in law

Please help.  He is also claiming money and refusing conveyance
