Public notice before buying a property

 

Can someone give me the answer for the question below?

I would like to buy a house from the present owner and hence my advocate suggested me to publish a public notice in any nationalized newspaper stating to bring to the notice for any claims/objections that any person(s) has, within 15 days.

If no one claims before the transaction, but claimed after the transaction is completed, what are the implications?

The registration of property is itself a public notice....

1. Public Notice given.

2. sale effected.

3. 3rdparty claims---> 3rd party asks for settlement money / files case/ engange goonda elements local politician, tries to bring pressure.

4. your options---> come to settlement/ contest the case/ or file a suit/ criminal complaint to protect ur own interest.

So, what is the use of the public notice before registration as suggested by the lawyer???

Is it of no use???
