Purchase of a resale flat in Thane

Hi...I am planning to buy a resale property in Thane.Thane.i have paid token amount for booking and my applied home loan is under process.process . Now the seller demanding another 5 lakhs of money I am confused whether I should pay before my loan is processed and I get positive response from bank If yes what legal papers should be signed MOU is good enough?
