Purchased undivided share of 700 sq feet of 1400

Hi, two years before we purchased 700 sq feet of undivided share of 1400 sq land from builders. They built a two similiar house in 1400sq feet. When we asked about patta builder said will receive only joint patta with our neighbour not single patta. Is that right because in sale deed he did not mention our four direction 700 sq feet details.  But 1400 total measurement is mentioned. Some agent is saying he will do subdivision patta and get us separate 700 sq patta. Builders says joint patta. Everybody is confusing us.  In our situation is it possible  to get separate subdivision patta. Please clarify me , as this is my first property. Thanks in advance.

Specific area and boundaries will have to be mentioned in the sale deed by the vendor.

Having a valid patta, the sale deed itself constitutes a valid title to property.
