Purchasing property In India from a NRI

If a NRI wants to purchase a coffee estate which is a registered company, is there any law restricting him to purchase in India?Does bank account is the only document which is enough to register the land in the name of NRI?

you have to go through state laws of that state where the property resides , however if any NRI have legal transaction of money from foreign to india there is no bar to purchase the property however few states like himachal, uttrakhand have local laws where only resident of their state and that too only agriculturist can purchase agricultural land.
