Registration & posession of plot of land

Dear Sir,

 

I am interested to purchase a plot of land near BHUBANESWAR , ORISSA , thru a property developer , who is selling land thru plotted scheme  for housing & other projects

 

I made a physicial verification of the land & found out that the land is agricultural land which has been purchased  BY THE BUILDER from local villagers & is being sold thu plotting scheme with GENERAL POWER OF ATORNEY  agreement

 

However upon verifying the land physically , we found that the plots have still not been fully developd for civic & municipal amenities like roads etc , but the builder is asking us to do registration of the plot & is willing to give posession after all the plots of the patch of ladn are sold & makes encessary development of civic amenities

 

Please advice whether we should go for the purchase of  plot or not

Dear TANMAY,

Pl avoid buying property from GPA holders in the first place and exercise utmost caution when buying agricultural lands.

Dear sir,

First check whether the said land has been converted from agricultural to Residential use, then check the permission for plotting with the concerned authorities.
