Registration of appartment - kolkata

I am proposing to buy a new flat in Rajarhat-Gopalpur municipality area in Kolkata. This is a resale one, the original buyer sold it off prior to registration. Following are my queries, kindly help me find the answers:

1 - How to determine the government valuation for the registration/stampduty purpose.

2 - I presume the total expense would be 8.1% of the valuation amount. Is it correct?

3 - The saleable area is 1050 sq ft and the living area is 700 sq ft.  There is a covered parking area of 120 sq ft also attached to this appartment. The valuation is limited to the only living+parking area or total saleable+parking area?

1. First of all you shall have to conduct search from Registration Office at Barasat or Salt Lake where the basbasic Title Deed of the  property/land  has been registered,

 

2. For asertaining the valuation of the property, you shall have to submit the query sheet to the Regiatrar who will inform you the valuation of the property intented to be purchased,

 

3. The valuation will be for the entire area to be purchased which will be mentioned in the schedule of the Sale Deed,

 

4. However, I had seen one Apex Court judgement stating that car parking area shoud be of 150 Sq.Ft. You should be aware of it,

 

5. Engagae a local lawyer for conductintg search of the property and also draft the agreement for sale & Sale Deed.
