Renewal of Leave and License Agreement

I have a leave and license agreement in Mimbai which is expiring after 3 years in operation. Can I renew it for another three years? If so is it necessary to sign a fresh agreement or a single page renewal ( with dates) will do? Does the renewal need to be registered?

Registration of Leave and License is not mandatory and is optional. If you need to renew the agreement then one page extension would not be proper and you need to execute a fresh leave and license wherein you can mention that previously you had executed a leave and license which lapsed after three years and as the parties to that very same leave and license mutually agree to extend the leave and license agreement therefore vide instant agreement, the agreement is extended. you can annex the copy of the old leave and license with the new one.

Under Section 55 (1) of the Maharashtra Rent Control Act, 1999,, (Act No: 18 of 2000) w.e.f. 31st March, 2000,  any agreement for Leave and License or letting of any premises entered into between the landlord and the tenant or the licensee, as the case may be, should be in writing and should be registered under the Registration Act, 1908 (The stamp duty and Registration Fees, both are nominal for such agreements).
