Rent defaulter

As per your query while renting you might have took some security amount as well , so it is assumed that you can detect from the said amount if security amount is not taken , you can disconnect the eb and water bill as it will be stated in your rent agreement , and non payment of rent is a valid ground of eviction as tenant is failure by not paying rent .

So, we can Disconnect, only after the Advance or Security deposit gets deducted.

1). the Court directs us stating the Landlord can accept only one month advance.

2.) how can a landlord will rent his property (which is costing Rs. 10 Lakh - 2Crore) with one month advance?.,

3.) we pay to the Govt. the Security Deposit for the Consumption of EB used yearly, even though the Govt. & other people disconnects the connection stating payment defaulter. Why cant we file a case in the court, stating in US and other countries if Rent is not paid within the month. we can disconect the basic essential service and evict the Tenant within 15-20 days after issuing Notice.

Cause, Nowdays Rental case proceedings in the Court takes min. 5 - 10+ years.

4). Can we mention in the Rental Agreement stating, rent should be paid before 5th of every month, if rent is Not paid for the Current month, the landlord has right to evict the tenant with 15 - 20 days and disconnect basic Water / EB service. do let me know according to which clause in Tamil Nadu Rental Act. we can proceed.

Sir, Water and electricity are considered as essential services to sustain life, these can not be curtailed under any circumstances. You can approach a Court of law for the rent arrears and/or for possession of the premises. Good luck, Kishor Mehta

we pay to the Govt. the Security Deposit for the Consumption of EB used yearly, even though the Govt. & other people disconnects the connection stating payment defaulter. even the TelePhone is disconnected if you dont pay bill. 

Mr. Modi has declared Internet is an essential Service and EB is too essential Service, the ISP disconnects the Service if we dont pay internet or bill payments gets delayed. All these dont approach the Court. nor the Courts direct the EB department / ISP service provider to give him a grace period of 15-20 days, so that he will Pay his bills.

we have seen lakhs of cases pending in the Court for more than  5 - 35 years, (my case especially saw 2 generations.)  stating to vacate / Evict the tenant, for rent defaulter?. the Court directs the Landlord stating he should accept an Advance for one month even if the house value between (25,000 - 2 Crore)?.

No EB department / BSNL Telephones / Metro Water / ISP (Broadband) Providers, go to Court / file case to disconnect the payment defaulter's Connection. if bill Not paid the Next day the line is disconnected automatically?.
