Rented out property for business

Dear experts,

A friend of mine, doing business in a rented shop sized around 300 sqfts, for more than 42 years in a prime area of a town in Tamilnadu. Both lease agreement  and the E.B connection is with my friend's name not in the owner's name.Now the owner is asking my frined to vacate the shop, as they have planned to sell the entire property (3000 sqfts)  to somebody. But my friend does not want to move out, as his business will be affected and he can't find a suitable place. So he is asking then owner to sell only that 300 sqfts to my friend. But they are not ready. In this case,Can we take any legal action against the owner? Please could you let me know how to proceed this case,

File a injunction suit against lanlord and get injunction not to dispossess without due process of law.

Respected Sir,

Thanks a lot for your reply. So, the Law allows us to take legal action against the landlord. Is that correct sir?

Considering the case, What are all the possible negotialtions we can ask the landlord?
