Right in property

My father bought 28 cent of land and construct a house in my mother's name. I have one brother and a sister. My mother gave 18 cent of land including house to my sister. Which z a lorry access property. Now only 10 cent z with her. She z telling for years the it will be given to both the son as she treat all the kids equally... I want to register my 5 cent nw. But she will give only a cycle access road to me that too my sister need to give from her 18 cent. My brother too have lorry access ploat (but not given in his name till NW. Only saying). MY doubt z is it possible to claim for a car access road for my property ?

My mother agreed to gve 5 cent to me. But no road. My sister need to gve me road from her 18 cent which was also given by my mother. She said ready to gve only a cycle access road. But it was of no use for me. Actually she wants that 5 cent also without any compensation. My mother is also ready to give her only if I said I don't want that property. But I want that property. Road is the problem. What to do ??

The land was bought in the name of mother by a registered sale deed?

The mutation records have been updated in the name of mother?

If yes mother is owner and can dispose her estate in any proportion to anyone in her life time.

The mother has given 18cents to sister by a valid and registered  deed say: Gift deed?

 

It is your family matter and as per your post mother has already told you that she want to give equal share to all of her children.

 

So amicable family settlement of all issues should be possible.
