Rights of Donee after accepting gift of House

In the case of an unconditional gift deed of house by donor who is complete, sole owner of house, what are the rights that the donee has on the house, after legally accepting the gift and fulfilling registration formalities?

1. Can the donee give the property on rent?

2. Can the donee sell the property?

3. Can the donee modify the property (as in construction etc.)

4. Is the donee the complete owner of the property in all respects, after an unconditional gift deed has been executed?

Ans. Yes

Ans. Yes

Dear Querist, You Have answered the query by stating that it is an " unconditional Gift Deed "in favour of the Donee.

Suppose the flat has been gifted to me by my mother, and meanwhile, my neice and her husband are living there with an unregistered leave n license agreement, can i evict them?
