Safe guard from property dispute

Dear Experts,

kindly say about necessary safeguards to be taken  by the original tenent in case landlord has no objection for subleting the commercial shop to a third party. the rent receipt to the sub tenent may be issued by whom? by original tenent or by original land lord under what capacity?is it necessary to make an agreement by disclosng every thing  among all the three persons involved and norarise it?

2. Rent.  Subtenant will pay a total monthly rent of Rs.-- Rent will be payable on the first day of each month directly to the Sublandord.

it is advisable to get in writing, landlord no objection for subleting the place to the commercial shop prior to subletting .

 

rent is to be paid to tenent by the sub tenant based on the agreeement.
