Safely renew leave and license agreement

I have rented a shop for 11 month on leave and license agreement and the term period is expiring. The party is interested in renewing for another 11 months. I want to know what are the precautions to take when renewing the license such that it does not create any legal complication or ownership rights in future. Also for how long can I keep renewing without creating any legal hasel. In my case safety of the said property is a priority.

Alos, does keeping a gap of 15 days between expiring and new agreement dates.

you can separate agreement made out,

If I understood it correctly you mean to have a clause in the agreement to draft a separate agreement at the time of renewal.


The agreement shall be renewable for a further two terms of 11 months each and there will be an escalation of 10% after every 11 months on the last payable Monthly Minimum Guarantee for which renewed periods, a separate agreement/s shall be executed....
