Sale deed

Hi, I'm Dr.Yogapaartiban, Advocate. I have a doubt in selling property, my clients property. Actually the property consists of 45 legal heirs, all are NRI. They are in India now to sell the property and divide the amount themselves. Though executor takes decision and all accept. It is practically odd bringing all to register office or even the buyer hesitate seeing the number of legal heirs. My question is shall I draft a release deed, in this case, or if so drafted is there any provision were I could bring a clause were the executor need to settle the consideration promised in the deed in a stipulated time from the date of sale. Or if there any other possibility were this could be made easier and could be done by one person, but at the same time all the legal heirs getting benefited. Please Advise.
