Sale of property and probate

Khata of immovable property is transferred in the name of beneficiary through the unregistered will but probate is not done. After selling some portion of immovable property can beneficiary go for probate? Is it legally permissible?

probate  is compulsory in chennai,mumbai and kolkata but whereas if someone doubts the genuinity of the will then only they will go for a probate of the will
