Selling flat in mumbai

I am planning to sell my flat in a coop housing society in mumbai. The buyer wants to procure a bank loan and is asking us to give a xerox copy of the originals to the bank. Is it advisable to do so? I had given the buyer a copy, but I had covered the signature. The buyers bank wants a copy with the signatures.Can any one forge the documents based on the signatures and get the flat transferred in their names?

This flat was purchased in the 1990's when registration  with the Registrar was not compulsory. Do I need to register the flat with the Registrar before I sell it?

If you have taken the token amount and the deal is confirmed you can handover the xerox copies of title.In 1990 the registration was not optional.

Would i need to register the documents now before I sell the flat? I do not know the whereabouts of the seller from whom I bought the flat. How should I approach this?
