"A" is in the possession and actually occupies a property actually owned by Brihanmumbai Municipal Corporation which was leased to the grandmother (Maternal) of  "A". He has an agreement which is not registered and which says that 'A ' s grandmother has lawfully transfered the ownership to 'A' which dates 30 years back and since then 'A' is been regularly paying the rent to BMC.

Now the property is been proposed for redevelopment and the situation is that brothers of 'A' are claiming a share saying that it is an ancestral property and they also have an equal share in the same since it is been acquired from grandmother.

Is the claim valid ?

no a lease is always valid.  Also the property has been regularly paid rent to the municipal corporation.  Also the adverse possession cannot be pleaded in this case.  No claim  or no suit lie.
