Shop ownership documents - mumbai

Hi

My Dad has been running his business from a shop in Mumbai since the year 1962. Those days he says people just made some temporary canopies as shops in whatever land was available which then later went on to become so called permanent shops. We  have been paying property tax since year 1965  which can be verfied on the mcgm website. The shop has legal shop registration certificate since several years and also legal electricity supply and phone lines. We want to know what documents would we need to prove ownership of the shop should we wish to sell or ernt out the property in the future?

Just bacause you pay taxes and electric bills doen not mean that you become owner of the property.

 

But since you have been occupying the property for so many years you are the holder of the property and you can sell these rights to whoever is interested in purchasing them at the market rate. There should be no problem except that the value of your rights would eb lesser than that of another property which has all the legal documents showing how the owner has come to own the property.

There is no problem in selling.

Thanks. We would, however, want to know what paperwork can be prepared to show our ownership. Also, should we decide to rent it out or sell it off what would the procedure be?
