Successions certificate

My unmarried aunty and unmarried uncle mama is join owner of a mahada room. My Mama is expired and now my aunty want to remove my expired mama name from the property. She approached mahada office where they asked her to submit the successions certificate (SC). My question is as under. Q.1) is SC required for unmovable property?. Q.2) if yes then can my aunty can apply for the same? Q.3) She has to pay maximum court fee as valuation comes under higher slab or she has to pay 50% as she is the owner of 50%? Q.4) What is the process of obtaining SC in Muslim community? Q.5) how much time it will take to obtain the SC?
