I am the purchaser of 1 flat on 1st floor (entire floor) and there are another 4 flat on 2nd and 3rd floor respectively.
Descripttion of the land, size, etc. are as below:
Area of Land : 194.188 sq.m (2k-14ch-20sqft)
No. of Storey : G+III
No. of Units (flats) : 5 nos.
Below 50 sqm. : 1 no. flat
50 to 75 sqm. : 3 nos. flat
Above 100.0 sqm. : 1 no. flat
Only one bathroom : 1200mm x 2200mm in the ground floor/car parking area
No Caretaker room/ Security : nil
as per measurement of the flat, total covered area are 1135.60 sq.ft. on the 1st floor including full stair measurement becasue my flat is on the entire 1st floor. And 1.2 m x 2.2m bathroom is in the ground floor. Certainly, it will be divided by 5 flat (or 6 flat I don't know, because my flat is 1 but joining 2 flats).
My covered area is 1135.60 sq.ft. + ground floor bathroom (proportionate area) + 20% super built up area loading.
I think loading 20% (super built up area) is including (super built up=which includes proportional average for passage + lobby +lift + garden + terrace area + entrance of building +open area compound).
But, promoter is asking again ground floor stair area proportionately.
My question is that, I am giving 20% extra as super built up area which is include entrance of ground floor stair then why should I calculate again of ground floor stair area ?
Kindly, help me, whether I am wrong or Promoter wrong.
