tamil nadu stAte.is Gpa based sale done in apr 2012:is Valid

I am planning to purchase Dtcp approved land. The present owner purchased via sale deed registered. However the present owner obtained plot from Mr.X. Who is GPA Holder of his previous owner. The Gpa is registered during mar 2012. Also gpa registered at mumbai, whereas property is at tamilnadu. Pls clarify 1. Whether above gpa based sale is valid in lieubof oct 2011 SUPREME COURT ORDER ABOUT GPA 2. Gpa was registered at mumbai, but property is at tamilnadu. Is this valid and safe

Dear Mr. Hameed,

You are right in understanding that sale based on aGPA is invalid.

Also, as per the current Registration laws, any document related to the property has to be registered at a local registrar and not in the metros as permitted earlier.

So your queries are valid and you should not purchase the property unless you want to take the risk knowingly. I would strongly advise against the purchase by you in such conditions.
