Our property developer has purchased 2 TDR's from outside 1) 500 sq mt. and 2) 92 sq mt. to construct 1 extra floor on the building. but,
A) the 1st TDR agreement (500 sq mt) does not contains 7/12 extract of the plot on name of actual owner and/or Power of Attorney holder of that plot (mentioned in TDR agreement) and also there is no 7/12 extract for that piece of land on website for land records, maharashtra.
B) the 2nd TDR agreement (92 sq mt) has the 7/12 extract on the name of Chief Officer, municipal council and the website for land records, maharashtra shows the 7/12 extract on name of actual plot owner.
Considering the above facts, just wanted to know whether the TDR's purchased by the builder/ developer is genuine or there is some thing fishy in this agreement's?
