Tenant not paying after shabby job by their painter

Hi,

My tenant recently vacated the premises and as per agreement they had to pay for the painting charges. They did not want to pay us
the amount and instead hired a painter on their own to get the job done.

The painter did a shabby job with almost every single wall/window.. having missed painting some or the other area. There are cupboards that he has not painted. The paint droppings are all over the window panes, tiles and floor.
The painter kept saying he will fix it during final touchup and then absconded.

I reached out to the tenant and shared with them all the pictures of the areas that were missed by their painter. But they are not willing to arrange to send a painter or pay us to fix the mess that was done.

Unfortunately we trusted them and agreed to deduct the rent from the security deposit which was a big mistake.

They also did not pay for the electricity bill and the damages that they had caused during their stay.

Could any of u point out the best way forward here.

Hello there, a landlord can sue a tenant if the tenant has caused damage to the property. If you have taken the maximum amount of deductions from the tenant’s security deposit, but they still owe more, you can try to recover the rest in small claims court.
