both the owner of the property and builder may execute a develpment agreement with specific conditions mainly after completion of construction to take the flats as decided by both of the owner and builder and the development agreement be registered in Registrar Office.

GO for a MOU with the builder for development of property, mention clauses clearly  with regards to sharing of space. then u have to issue POA for sale of UDS tothe builder, based on which he go for registration of property UDS alone on your behalf., total plot minus sold uds will be ur plot.
