my mother bought a property around in 1985. the due to pressure sold to other person who happens to be relative of seller.the buyer did not give the money so it was cancelled by a registrar.the said land was not disputed until recently in 2011.after that the buyer who had not given money started capturing the land and is 

forcefully occupying the land.he got also land mutation done by showing that it has been sold to him.

since too much time has passed what can be remedies.

The buyer did not give the consideration price at the time of registration so it was cancelled by the registrar,then on what basis the so called relative took possession of the the land.So,it is a clear case of misrepresentation on the part of your relative for which you have both civil and criminal legal remedies.

This is a clear cut case of land  grabbing or trespass.  You should consult your lawyer and proceed with proper suits against the intruder.
