Top floor with roof in 50 Gaaaj in Delhi

Dear Sir, please let me know, if purchase top floor with roof in that situation which type of rights for me.. actually I'm going to registry top floor with roof by local builder so, I'm Little bit confuse in registry...

you dont have legal validity if you purchase pent house in the appartment. the builder will construct without getting permission from the sanctioning authorities.
