Transfer of property by father

MY FATHER HAS INHERITED THE LAND & BUILDING FROM HIS FATHER AND LATER ON MY FATHER AND UNCLE PARTITIONED AND ARE IN PEACEFUL POSSESSION OF THEIR RESPECTIVE SHARES WITH MUTATIONS OF LAND IN THEIR NAMES. 

MY  FATHER HAS FOUR SONS AND A DAUGHTER. ALL ARE MARRIED. MY FATHER GAVE MONEY TO TWO SONS FOR PURCHASE OF FLATS. THEY PURCHASED FLATS IN THEIR NAMES. DAUGHTER IS MARRIED. NOW MY FATHER WANTS TO GIVE HIS HOUSE INCLUDING LAND TO ME AND REST ONE SON.  BY CASTE WE ARE HINDU.

HOW TO GIVE IT TO HIS REST TWO SONS...  BY WAY OF GIFT, SALE, WILL OR ANY OTHER MODE ? WHICH WILL BE SAFE SO THAT IT CAN NOT BE CHALLENGED BY ANY OF OTHER TWO SONS OR DAUGHTER AFTER DEATH OF MY FATHER?
