Transfer of property from mother to son

My father and mother has three children. One son and two daughters I am the elder son. To both the sister they have already given a separate separate land which is already registered on their name before their marriage itself. On my name no property is there.

As, I am the only son and with two daughter to my parents.

Now we have left a house which is on my mom's name. I want to get it transfered on my name. Which will be the best and the safest way to get it transfer so that after words there will be no dispute in future from my two sisters and their kids which are still minor. As they have already got the property.

Your mother transfer this flat in your favour by sale deed or gift deed and then she registration a document at sub-registrar office and then u are absolute owner of this property.
