Transfer of property ownership to mother

Dear Sir / Madam,

My father passed away recently, and his self-acquired property was in his name at the time of his demise. We would like to transfer ownership of the property to my mother. 

Please advise on the process to be followed. The property is in Bangalore.

Only owner or individual that has attained rights equal to that of an owner can do so. Therefore first of all get the names of all legal heirs entered in mutation records. Thereafter each one can relinquish in favor of anyone. There are various ways to do so e.g. transfer/relinquishment/gift/sale/release deed etc............... You may visit the authority under whose jurisdiction the property falls and inquire about the set procedure and forms/formats.

Author, I agree with expert Mr.Kumar Doab.  a small change: first apply to the concerned revenue official to obtain legal heir certificate.  then all the legal heirs excluding your mother shall be executed a relinquishment deed in favour of your mother.
