Transfer of property share on wife's name

Hello All,

I am holding a property In pune. When I bought this property I bought it on my Father, mother and my name. We are equal shareholders of the property. 

I need to add my Wife's name on the propoerty by either

1. Removing my mother's name

2. removing my Father's name

3. adding her name as a 4th shareholder.

Can you please suggest on which is the simplest and cheapest option?

Note that I have a loan on this property which is again a joint loan with my Mother.

Any addition/deletion etc should be with consent of  Lender/Bank.

If the lender agrees and society rules provide for 4th owner can be added.

And/or any of the owner can gift/sell/relinquish/release/transfer share in anyone name by a valid/registere deed.

Charges in blood relation are usually very low.

Inquire charges from SRO.

1) sir Father can gift that property to you. In PUNE only Rs.200 stamp paper is sufficient for such transfer.

2) Mother can makd release deed in your favour.

3) While making such document you can add ur wife as ur nominee. Or as per ur society rules u can directly add her name.

Sir,

1) You, Your Father and Your Mother sale/gift equal share of your part in favour of your wife.

2) you can give some share of your part to your wife by gift/sale deed and make confirming party to your father and mother.

Is there any specific reason that you want to add the name of your wife in that property? Any change in the ownership can be made only on the consent of the lender, your mother and father.
