Two sites only one sale deed

Two sites op30*40 are there with only one sale deed, adjacent to each other. But in the sale deed the numbers of sites clearly mentioned as 16 & 17. I  would like to buy one among two, since owner wants to retain one he is not going to give me sale deed. How should I proceed?

Madam,

Sale or purchase of a property  without an executed, stamped  & registered sale deed is not legally valid.

In your case a sale deed can be prepared for a part of the property if the property is physically separate.  Please consult a lawyer.

DEAR FRIEND

Any property partitioned, the original owner retain the orignal document, and mentioned in sale deed. if not mentioned u ask to under take the document if necessary to show the original document for the purpose of housing loan, security, or municipal authorities for construction purpose/ tax purpose. this is opinion.
