Validity of a gift deed to a minor without a major

Kindly I need your advice in the following points.

A grandfather had registered an agricultural land of 1.10 Acres to his
two grandsons when they were minors in the year 1996 in the form of
registered gift deed. But at the time of registration of the gift deed,
it was registered to his two grand son's without any major/guardian.

The grandfather died two years back.Now the two grandsons are majors ,
aged 35 and 32.

Now the two grandsons approached the tahsildar and VRO for Pattadar
pass books , the revenue department had issued the pattadar pass books
to them.

Now the two grandson's have decided to sell the property.Can i go
ahead and purchase the property.

I attach the same to you.

I kindly request you to suggest me in the following points.

1) The gift deed had been registered to the two grand son's in 1996
when they were minors without a major.Is the gift deed valid without a
major.

2)If valid , can i purchase from them now who are majors aged 35 and
32 respectively.

You said the patta pass book issue to them. Then no question will arise again whether they are major or minor. That was lookafter by Tahasildar. you see the terms & conditions of the gifted property. Do they have right to sell the property ? See the document properly.
