Today we as well as media are cursing the private property developments by small or big property dealers/developers/builders but if we see the main reason of increasing of the private builders of societies or small or big townships is the inefficiency of Government in enforcement of Urban Planning and Development policy in cities. Its a deficit of the Government.

Initially, Government made Urban development policies for providing planned societies and residence to public but later on the urban development became prime source of income for Government and the basic purpose of public welfare rest behind and Government started making big incomes and profits through it.

Private dealers are offering lands on low rates say around 1/4 or more, than the development authorities. e.g in Gomti Nagar Lucknow government selling plots @ 2500 - 3000 per sq. Ft. and on the contrary private properties are selling @ 500 - 700 per sq. Ft. So the middle class or lower, prefers to buy from the private dealers and there is also no lottery system as they sale on the basis of first come first serve basis. MAny societies are developing their projects with more facilities and securitues than the Government.

One more factor behind low interest of public in Government development is Corruption prevailing therein. Development Authority employees take guarantee of names in lottery for which they charge huge bribes also. They also having lands and houses in names of their family, relatives and friends.

Commercialisation of basic object, to serve people better, gives ventilation to private developments.

Private developments in cities proves that there is enormous lands lying vacant but the same have not been acquired and the development authorities dont have proper watch and vision and in between thugs are also found there job of befooling the peoples.
