My father is a lessee on a property in mumbai . He would like to assign the lease and all rights on the property to my mother. What is the procedure ? How long will it take ? Can adjudication be done after registration of gift deed ? The property is located in Khar. Considering it is an old bldg without lift and also leasehold how can we calculate the value of stamp duty. Ready reckoner does not mention anything for lease hold.

If you are a lesee, and only if there is a express provision of assignment in the lease deed, then only you can sub-lease the deed.
