Buy a Land

Dear friends......have a nice day to You All!!

I am just joined in your forum.

I have few questions about to buy a land in Kerala,

  1. The seller is asking full amount of money before the land is register under my name. Is it legally acceptable?
  2. The land is under wife name, the money transfer to her husband account is legally valid?
  3. Transfer money to his account through online banking is legally valid? The online confirmation (the money is transferred to his account) is valid? If any dispute the money can get back?
  4. How I get a legally valid confirmation, the money is received by the seller?
  5. Any tax involved in this transaction.

Please advise.

Ans. 1.   If the all amount paid on checque u give a cheque before registration and u pay some cash then u will pay at the time of registration

Ans.  2   In register Sale Deed mention that Vendor received a consideration amount paid by the purchaser to the Vendor. So received the amount who is the VENDOR.

Ans. 3  why u r not pay money / checque to the Venor name? It's not right that u will pay her husband.

Ans. 4  U make a Agreement for sale and registration in registrar office, and then u registration a sale deed.

Ans. 5  Contect your C.A for that.
