clarification related to change in site dimensions

Hi,

I am planning to buy a plot of size 36 x 40 ft which is actually approved as 36 x 50 ft by the local development authority . The vendor has done a replanning to rectify some measurement errors committed prior to the approval and the same is not reapproved by the authority yet. The registration as such would be done for replanned dimension (36 x 40 ft). Do you see a legal issue in future with this registration against unapproved replan?

Definitely unapproved plan may create various problems in future so it is better to wait till the plan is reapproved.

Yes. Urban Development Authority go approved plan only.

Hi,

Thanks for the information. I forgot to mention one important thing. The mentioned plot comes under the category of 'ODD' plots both in ORIGINAL and the CHANGED plans. The plots having dimensions 30 x 40 ft & 30 x 50 ft are categorized and approved as 'REGULAR' plots and the remaining are categorized as 'ODD' plots. Please let me know the legal implications considering this scenario.

Urban Development Authority's approval must for all types of layouts.
