Dear Experts,
We are living in mumbai. The residential flat is in co-operative socierty and flat is on name of My grand ma (Mother's Mother) and now she want to transfer the ownership by way of Gift Deed.
At the time of Registration of Gift Deed, the authority refuses to register as initial transaction was registered on name of my grand ma. The stamp duty was paid initial transaction and even share certificate is on name of my grand ma.
My Questions are :
1. Is initial registration compulsory (Only in case of Gift Deed)
2. Do we need to pay registration charges along with interest and penalty, if we opt for registration of Initial transaction.
3. Is any alternate way to register gift deed direclty on my mother.
4. During discussion with society secy, he says registration was optional as per Maharashtra society act?
