Greetings. I am siva, residing in velachery chennai at rental apt. With aspiration to buy a plot in chennai, paid advance and even registered a plot in Mudichur (through Citylands promoters). I had registered it since the month of AAdi was fast approaching. But I am yet to settle bank papers for completing the loan amounts. Here is a small issue I am facing with my lawyer who is not giving clearance for valid reasons. Below is the issue
1. I am buying this through the land promoters (CITYLANDS)
2. The land and survery# 4/1B1 is with one Mr.Baskar
3. Mr. Baskar bought this in 2005 from one Mrs.Bavani Devi
4. Mr. Baskar bought this based on PATTA Mrs.Bavani Devi possessing
5. Mrs. Bavani Devi dont have any sale deed to proove that she bought it from someone
6. Prior to Bavani Devi the land was with one Mr.Sadanandam during 1967
7. Mr.Sadanandam had sold other survey numbers like 4/1B2, 4/1B3 to Bavani devi through sale deed.
8. Not sure how Bavani devi got 4/1B1, but this survey number is reflecting in her patta.
Now my lawyer is questioning how Mrs.Bavani Devi got this 4/1B1 in her possession, for which we are not having answer.
Even my bank (axis) already approved loan for this property buy. Wondering whether it is good to proceed with (since posession of 4/1B1 by bavani devi is not proved through any transaction other than just PATTA).
Looking forward to your advice
WHETHER I CAN GO-AHEAD AND GET LOAN AND PROCEED LIFE PEACEFULLY WITH ABOVE DOCUMENTATION.
(or)
WILL I FACE ANY ISSUES (WHILE SELLING) IN FUTURE AS THE PREVIOUS-TO-PREVIOUS OWNER (2005) DIDNT POSSES SALE DEED,but only PATTA?
