Patta or saledeed which is ultimate?

Sir/Madam,

One of my friend had bought a property on 2005  based on previous owner's PATTA document. The previous owner dont have any sale deed and is in possession of the property for the past 15 years.

Is it legally valid to buy a land based on PATTA document (in the absence of sale deed). The previous owner dont show how they got posession of the land.

I am planning to get that land and change PATTA in my name. Please advice me whether my friend is legal owner of the land or not. Is it still possible that someone in the above 20 years can come and claim this property?
