Regarding Patta Book extract

Can a patta book extract in Karnataka for the last 40 years be a substitute to Mother Deed in case of a ancestral land sale? The owner states that since no partition ever happenned on the sale of the land, he does not have a mother deed to the property. Can this be termed safe? Although the RTC and MR Extract does state that the land records are in his name.
