Sale deed & gift deed cancellation procedure

Hi,

A Plot was purchased in a city of Karnataka from a Co-operative Society by a Lady in 1980. Due to old age ailments she gifted the same to her daughter in 2013 who has been looking after her.  Owners not in a position to construct a house and society is not giving NOC for sale.

However, now the society is planning to cancel the sale deed / gift deed and allot to somebody else.

Can the Society unilaterally cancel sale deed and gift deed ?
Isn't Sub-Registrar required to call in the original title holders ?
What are the rules in Karnataka to cancel such deeds ?

As per Supreme Court guide lines unilateral cancellation of sale deed is not valid in the eye of law. If you want I will provide Judgment.
