Tenancy right

Dear All,

I am a tenant living in a rented property since 2011 in the same house and have a good relationship with the landlord. I stay in the top most floor of an old building in Mira Road. Above which the terrace has leaks and walls have cracks. Me and my landlord have been persistently complaining to the society about repairing the building but the society members have always charged my landlord for the repairs and the repairs have yet not been executed. This year 2016, the monsoons in July have destroyed a number of household objects like bed, TV and clothes. The society was even warned in the month of March about the necessary repairs to be done on time but they have not taken any steps to conduct the repairs. Result is that I have lost a lot of household items. I would like to know is there any law, in which me as a tenant has the right to claim for the damages. I am looking for alternate accomodation which is favorable only in my budget but it will take another month to materialize. Please advice
