Title search of property

How to do a title search of a property ? pls explain the procedure in detail so that i can learn and do it on own .

first you have verify the property extract, mutation entry, encumbrance certificate if owner has got tittle deed then it is to be verified.  After verifying all these document and if you satisfied but some how if you feel doubt then you go for paper publication regarding purchase of property by you.

Consult any advocate for the draft.  Or mail me the details for the paper publication draft.

It is very good to see that you want to learn property search. Generally (1) with the help of registered documents (2) refering with encumbrance certificate (which are available in Sub registrar Office) (3) Revenue records such pattadar pass book and adangal copy etc.(which are available at Revenue Department) (4) In case of houses Municipal or Panchayat records may be obtained and title can be verfied.

First, U check a all registered documents of the property, Plan Pass Copy, N.A. Order, B.U.Permission, Tax Bill, Electric Bill, NOC, No Due Certificate (if NEED), Any other documents (Notrized without notrized), Title certificate / Title Report of the property, Share Certificate (if socieety / association),  latest 7/12 and all mution entry of No. 6 Hakka Patrak, Gam namuno- 8(a), Gam namuno- 2 and serch the last 15 / 30 years record of sub- registrar and revenue record.

 Please explain in details the Legal aspect s of property purchase. I mean to say how one can verify genuiness of the person's identity, document, sign, seal,  plan, title etc?  Does  the authorities provides verification certificate on formal application?  How to decide the authenticity of verification?
