Agreement for sale of property

Dear Experts,

My mother,siblings and I have signed an Agreement to sell certain property belonging to my mother which is pending in the High Court ( which incidentally had been under litigation and finally in her favour in the fast track court at Udupi after being ruled in her favour in the earlier court, but the plaintiff has now appealed in the High Court).

My question is that as this agreement was made over 4 years ago does it have validity? Can the other party enforce this agreement? Is there a limitation for this kind of agreement. It is on a stamp paper but Unregistered.

Please assist, your informed apprisal will be highly appreciated.

the agreement itself would contain a clause mentioning the timeframe within which the transfer of property must be done beyond which the agreement would be rendered void.check for the clause in the agreement

No Validity of Agreement to sale, since time limitation is expired
